Home Addition, Flinders Park

Case Study

Paul and Jenny are a mature aged couple with adult children and many young grandchildren. They currently reside in the Riverland and own a 1940’s bungalow home in Flinders Park, which was Paul’s family home. They found ZJ Building through a referral from one of our existing clients. They needed a builder they could trust to renovate their beautiful bungalow home that Paul spent his childhood in, and understood the sentimental value this home held. 

The home had since become an investment property for them that was in need of a serious face lift. It was in poor condition and had become very outdated. Asbestos was rampant in the roofing and eaves, which urgently needed to be replaced before putting the home back on the rental market. 

The layout of the original floor plan was closed off and didn’t flow well throughout the home. There was no doubt that the home would perform best on the rental market with some updates but being an investment property they weren’t looking to splurge big on renovations. 

We met and went through the priorities for the home: new kitchen, bathroom, laundry, paint job, floor coverings and a new colourbond roof. This was designed and quoted after the asbestos was tested, ensuring that there would be no variations and we’d be working with a fixed-price contract.

 

 

 

The back family room and kitchen both presented similar obstacles in the form of old, unappealing alcoves. The family room’s once held an old chimney, and the kitchen, a very outdated stove. Paul presented the idea of working with the existing skeleton of the alcoves and turning them into additional storage and functional spaces. 

We replaced the asbestos roof with a colourbond and we installed a roof blanket to decrease noise and increase the energy efficiency of the home. The back veranda was also extended, creating a comfortable size undercover entertaining area when stepping out the back door.   

With Paul and Jenny currently residing in the Riverland and having limited opportunities to drop by in person. Keeping up to date with the project was never an issue with the use of our online system. They were able to watch the schedule progress, see photos and documentation any time they wanted.

The project was completed on time and on budget. Paul and Jenny now have a highly desirable rental property with a fresh, functional and modernised interior without compromising the warming appeal of the 1940’s bungalow home.
