ZJ Building follows a proven and well organised plan to ensure your custom project goes smoothly without any unwanted stresses and cost blow outs. We have a unique process for design and quoting which allows us to guarantee our pricing and ensure you get the renovation you deserve at the price you can afford.  

Did you know that according to The Association of Professional Builders, upwards of 80% of building designs don’t make it to construction? This is because during the design process, an accurate estimate has not been done by a professional builder to help determine construction costs of the design. This is where working in conjunction with a Professional Builder becomes so valuable.

Our Process

Stage 1. First contact

Introduction
Your initial experience with us will be a friendly introductory phone conversation to deepen our understanding of your project, discuss your ideas and answer any questions you may have.

Site Visit
Your first in person meeting with us will be your initial site meeting. We structure these meetings to ensure we capture all the critical information we need so we can customise the design process to suit your situation.

Preliminary Building Agreement
Once we have a clear understanding of your individual needs, we can create a preliminary building agreement proposal to suit your situation. We will have built a team of the right people suited for your project and the PBA is the next step to get everyone on the same page and get your project through stage 2 of our process – Design.

Stage 2. Design

Concept Design
Once we have entered the preliminary building agreement, we can commence the design process. The first part of this process is your conceptual plans. We meet with your design team and go over your design brief, measure your existing home and then come up with a custom floor plan to suit your requirements.
The designs we create are completely custom and can only happen through collaboration with you, the building designer and our licensed builder. This ensures we keep on track with your brief, your budget and land requirements and gets all the key stakeholders involved right from the start

3D Model
Reading 2D plans can be difficult and it’s not always easy to visualise what your home will be like once it’s built. Our modelling allows you to see your home in a full 3D realistic model and to virtually walk through it to experience what it will be like living in your custom new home. This is a very productive design meeting where we can further customise your plans in the live model, we can walk through different scenes and show you different cladding styles and colours.
This is an essential part of the design process as it also provides invaluable information on buildability, design limitations and clash detection to further refine the plans and for accurate pricing.

Final Approvals
Once your floor plans are finalised, we can then document all the compliance information required for development approval. This is where we develop your plans to construction level documentation, get all your engineering and certification completed and lodge all this info into council on your behalf.

You will also start the selections process where we assist with all your internal fixtures, finishes and joinery designs. This process does take some time but it is crucial to ensure your contract is a fixed price, includes everything you want and is not just filled with provisional sums and prime cost items

Contract Signing
Once your fixed price proposal is completed, we’ll meet with you to go over all the inclusions and details. From there we can make some adjustments if needed and finalise the specification before signing the contract.
Once the proposal is finalised we will prepare a fixed price building contract for you to sign and this is the time where you will be required to pay a 5% deposit.

Stage 3. Construction

Finally, with all the approvals and details sorted, we are able to break ground on your brand new custom home. You’ll be kept up to date 24/7 with access to your project through our online project management software. You’ll be able to see your entire project schedule and track the progress with daily photo updates and weekly progress reports. We will also arrange a weekly scheduled recurring site meeting with your dedicated project manager. This keeps communication strong throughout the project and ensures nothing gets missed.

Stage 4. Handover and Beyond

Handover is the culmination of all the work leading up to this moment. It’s the most exciting and anticipated moment of the entire project and this is when we will hand the keys over to your brand new custom built home.

We do things a little differently than most because we want the handover to be an enjoyable experience, so you can expect a little more than just a handover gift and a thankyou card.

Throughout the project we will have completed a series of quality control checklists to ensure that your home is handed over to you at the highest standard and free of any construction defects.

Maintenance Period

6 months after we hand over your home, we will follow up with you to see how you are settling in. We love to come back and see how life is in your new home, walk around the home and see how it’s all looking. We will then take care of any minor settling or adjusting any doors that need it.
